Mighty Mule Gate Motor Replacement: The Fresno Owner’s Guide

We stock and install Mighty Mule gate motor replacements throughout Fresno, and most swaps run between $425 and $780 installed, depending on your model and whether the control board needs replacing at the same time. We can usually complete the job in one visit, often the same day we diagnose it. If your gate stopped mid-swing, makes a grinding sound but won’t move, or the opener clicks without engaging the arm, that’s the picture we see most often: the motor itself has burned out while the arm and bracket are still perfectly fine.

Here’s what we’ve learned after years of replacing these motors on gates near Woodward Park, Tower District, and the older neighborhoods along Blackstone: Mighty Mule builds a solid opener, but the motor is the component that takes the hardest life. Fresno heat cooks the grease inside the gearbox over three or four summers. Dust from the ag land south of town works its way past the housing seal. And when a swing gate drifts slightly out of plumb, the motor pushes against extra resistance every single cycle until it simply quits. That’s not a design flaw. It’s just what happens to a sealed electric motor that lives outdoors in the Central Valley.

We’re an independent gate repair company, not affiliated with Mighty Mule. That matters because we can install either the OEM replacement or a quality aftermarket equivalent and give you an honest comparison of both before you spend a dollar.

Which Mighty Mule Models This Applies To

Mighty Mule has used several distinct motor formats over the years, and getting the right match matters more than most people expect. The older FM series (FM350, FM500, FM502) uses a different arm geometry than the current MM series (MM371W, MM372W, MM571W, MM572W). The RB and R series, built for heavier gates, run on a different voltage and require a different control board entirely. If you put an MM-series motor on an FM-series board, it may power up and then fault out halfway through the first open cycle because the current draw profile doesn’t match.

The fastest way to identify your part is the label on the underside of the motor housing. You’ll see a model number starting with FM, MM, RB, or R, plus a serial. Take a photo of that label before you call anyone. It saves a full service visit just for identification. If the label is sun-faded beyond reading, which happens a lot in Fresno after enough 100-degree summers, we can identify the arm and bracket by measurement. The mounting bolt spacing on the older FM-series arms is 4.5 inches center to center; on the MM series it’s 5 inches. That’s a quick check we can do on site.

On the OEM versus aftermarket question: Mighty Mule’s factory replacement motors are solid and carry the manufacturer warranty, but they cost meaningfully more. The aftermarket equivalents we stock from a supplier we’ve used for years use the same gear ratios and the same sealed bearing spec, and we’ve had no higher failure rate with them in Fresno’s climate. I’ll show you both prices in writing and let you pick.

Signs Your Mighty Mule Gate Motor Replacement Is Failing

  • The gate clicks but doesn’t move. You hear the control board relay fire, but nothing happens at the arm. That’s usually the motor capacitor gone, or the internal gear stripped. The capacitor is a $20 part. The stripped gear means the motor assembly needs replacing.
  • The gate opens half a foot and stops. The motor has lost torque and is tripping the stall-protection circuit. In newer MM-series units this is frequently heat damage to the armature windings. In the FM series it’s often the plastic gear carrier inside the housing.
  • Obvious grinding or whining during travel. That’s the gearbox running dry or the planetary gear set wearing down. By the time you hear it, the grease is cooked and the gears are eating themselves. A new motor is the fix, not just grease.
  • The gate runs fine in one direction but labors in the other. This points to a single winding or brush failure inside the motor. It will keep getting worse until it fails entirely, usually at the most inconvenient time, like when you’re leaving for work.
  • You smell a hot electrical odor near the opener when it tries to run. The motor is overheating. Don’t keep cycling it. That smell is varnish burning off the windings, and once that goes, the motor is done and you’re risking damage to the control board too.

Replacement Cost & What’s Included

For most Fresno homes with a standard single swing gate, an installed Mighty Mule-compatible motor replacement lands between $425 and $650. Dual gate systems run higher because you’re replacing motors on both leaves, typically $700 to $980 for the pair. If the control board has been damaged by a failing motor drawing too much current, add roughly $140 to $260 for board replacement, depending on whether we go OEM or aftermarket. You’ll see every line item before we order anything or turn a wrench.

That price includes the motor assembly, the gear-set swap where applicable, fresh grease, re-tensioning the arm, and testing the full open-close cycle five times to confirm the limits are set correctly. We adjust the auto-close timing if you have that. We also check the gate itself while we’re there: a motor that failed from a dragging hinge is going to kill its replacement too. If the hinge needs attention, we’ll quote it separately and let you decide.

Every motor replacement from us carries the 365-Day Done Right Promise. If it’s not right, Latch and Post makes it right. No argument, no fine print. And our price is written before any work begins, every visit, so the number you approve is the number you pay.

DIY or Call Us?

There’s a short list of things a careful owner can check before calling. Confirm the gate moves freely by hand with the opener disengaged. Check that the battery, if you have the solar or battery-backup kit, isn’t dead or swollen. Look at the arm mounting bolts to see if one has worked loose. Those checks take ten minutes and cost nothing.

But the motor itself is not a safe DIY project, and I’ll say that plainly. The opener arm on a Mighty Mule holds spring tension even when it’s not moving, and the electrical connections to the control board carry full AC voltage on plug-in models. If the gate is off-plumb and you remove the arm and it swings, someone can get hurt, and that someone is usually the person holding the bracket. We’ve also seen control boards fried because a homeowner wired the motor leads in reverse and powered on the board to test it. That $180 mistake turns a $500 repair into an $800 one. If the motor is your issue, give us a call at (559) 785-2501. If I can show you what wore out and explain why, you can decide what makes sense, that is really all this visit needs to accomplish.
